We recently completed a year long renovation of a beautiful property in Harbord Village. We salvaged it's incredible victorian bones + did a complete gut on the interior creating a truly modern, sophisticated, urban dwelling. There were many highlights during the creative process but one that truly stands out is working with Brazilian born, Toronto based street artist Bruno Smoky who created a custom piece for our laneway garage. If you know anything about urban living you know street art plays a major role in punctuating our beautiful city. From tags to murals + all in-between; it acts as a record keeper of characters, neighbourhoods, arts + culture in the urban landscape. For the artists behind this work the city is their canvas, no façade is immune (particularly in the laneways + alleys of Toronto). Their remains however a code amongst these artists and visual storytellers to respect each others work + ground. Knowing this we wanted to enlist an artist that would bring both message + vision to the double garage at The Harbord House.

"We connected with Smoky because we have admired his work across Ontario. We knew he would create something that captivated the passersby. His work is bold and thought provoking; it has a great level of detail and artistry which compliments that of our own design work...It was an ideal fit." 

What resulted was a one of a kind art piece that has added great interest + dimension to this modern, urban dwelling.

As the year draws to a close we like to reflect on the amazing projects we have produced, the amazing teams & people we have had the pleasure of working with. We have had overwhelming support from our community & international recognition in the media for which we are extremely grateful. We are a young company with BIG vision & a lot of exciting things planned for 2018! We head into the office each day so excited to be a part of the ever-evolving landscape of design & enhancing the already awesome city we live in. It is a vibrant & unique time in Toronto's history; the city is growing at a thrilling rate & with it bringing game changing ingenuity to the world of architecture, design (on all fronts), and of course film, media & great eats! We were recently honoured to be nominated at the Heritage Toronto Awards for The Upper Annex Project a.k.a. Tranby Ave. To be recognized amidst so many outstanding projects was an extraordinary and humbling experience. Our team(s) consists of talents from various International design backgrounds & Toronto never ceases to amaze us. We feel grateful to this wonderful city, the great bones, landscape, design challenges & opportunities it presents us with each day. So a BIG THANK YOU to 2017! We are excited to move forward into an excellent 2018! We've got some pretty wicked dwellings coming your way....stay tuned.



At the end of 2016 we began the Village House project. Aptly named after it’s Forest Hill Village location we knew this 1920’s family home was a gem from the onset. Filled with charming details like coffered ceilings, wainscoting & stain glass all original to the home our main design objective was to preserve as much as possible while giving it modern, urban appeal & functionality.

Tackling a project so rich in preservable detail presents some key design challenges. The primary one being; how to bring it up to date & give it a fresh, modern aesthetic without losing any character? How we accomplished this successfully at the Village House was by selecting the right paint colors and finishes for the original wood details as well as adding modern, high-end finishes that complimented the original 1920’s design focal points. 

While we still wanted to make the gorgeous craftsman style details “POP” & have that wow factor we did not want to maintain the dark, drab & overwhelming presence they once had. We opted to used warm whites & fresh greige tones to achieve this on the wood features. These tones also created a great canvas to layer some of our other finishes on. We selected modern matte white light fixtures that illuminated the area’s of interest in a purposeful way as well as selected the perfect stain for the reclaimed wood floors that all together brought the once dark & super lacquered (not in a good way) woodwork details into the 21st century.

As far as the beautiful stain glass windows we used some of the same tricks (picking the right palettes) as well as some new ones to help make them a pièce de résistance instead of a piece you would rather resist! We wanted them to be a whimsical reminder of the homes history that makes you fall in love with the space rather than a feature you wish had been swapped for something more current. Taking a cue from the colors present in the glass; in this case apple greens, golds, chocolates and sweet raspberries! We picked both vibrant and muted tones from each window to make the space around it (including the exterior) come alive and become a design feature. We then allowed this palette to influence the design in other area’s of the house to reinforce it’s modern repurposing. From a fun runner (which we ALWAYS LOVE!) to statement tile in the bathrooms & newly renovated kitchen area right down to a vibrant front door we are pretty sure we have all our bases covered on refurbishing this classic. Ultimately each piece of old character influenced the homes new character and urban whimsey & chic. Making this a charming dwelling for a modern family with an infinity for the character & beautifully preserved details that sets this house apart from the rest & makes it feel like a real home.

2016 has been an incredible year for the newly minted team at 3Gen Development Group. We have broken records, created beautiful dwellings & improved our wonderful city scape by reviving some gems in much need of love & design ingenuity! We have been fortunate enough to work with some really great people and have the support of amazing teams, creatives, business minds & the media. As we project ahead to 2017 we know it will have more amazing things in store for not just us but our wonderful, growing city and all our remarkable affiliates.  As we glance forward in this way we are taking time to make resolutions and daydream about all the possibilities. It is in this spirit that we want to reflect on highlights from the past year as well as do some “trendspotting" and highlighting of brands and finishes we look forward to exploring in the New Year! Hopefully this sneak peak of our 2017 mood boards will inspire those reading this as well to live a little more beautifully in 2017; mind, body, spirit & dwellings. It’s almost a new year & with it we breath new life into our Upper Annex project (Toronto). With our desire to bring the outdoors in & create a fluid entertaining environment for the warmer months as well as romantic living quarters for the cozier ones we have removed the old brick back & are replacing it with stunning floor to ceiling, glass, retractable walls. As with every project a lot of hard labour & love went into bringing the “outdoors in”. Masons removed the existing brick walls carefully so we are able to repurpose where & when is needed in other area of the home. Our contractor oversaw a team of equally skilled experts as they created supporting frames & lifted metal beams that will act as support to the new glass walls. We cannot wait until it is finished. This project has truly been one of passion as we rehab a beautiful historic gem, converting it into a modern marvel.


We are so excited to be embarking on an AWE INSPIRING renovation of a Birds of Tranby home in The Annex. We’re restoring the homes stunning, original features while adding some extra special modern touches with the help of our FAB architectural team. We  As we move forward with restoration at the site we are uncovering some really great finds; we are finding PAPER & I don’t mean cash but I do mean pure GOLD! We are letting the houses history inform new design ideas!
